Move In Policy
MOVE-IN criteria:
Move-in arrival at 3:00 p.m.
Early arrival if accommodated will be charged a fee of $100.00 for rescheduling.

Move Out Policy
1. Carpet must be vacuumed, BAREFOOT WILL HAVE THE CARPET STEAM CLEANED AT A
DISCOUNTED RATE AFTER MOVE-OUT.
2. All appliances (stove, refrigerator, dishwasher, etc.) must be left clean.
Stove and
refrigerator must be cleaned behind, turned off, unplugged and left open.
3. All tile floors need to be mopped.
4. Bathrooms and kitchens need to be cleaned.
5. Bathtub shower doors must be cleaned and tracks free of debris.
6. All cabinetry/drawers must be cleaned no items left…food, boxes, etc.
7. All windows and patio doors and door tracks must be clean.
8. All porches, decks and patios must be cleaned. (ENTRY WAYS CLEANED)
9. All lights must be cleaned and have working bulbs. (Including outside
lights).
10. If tenant(s) has a DISH or DIRECT TV receiver it is the responsibility of
the tenant(s) to make arrangements to return the receiver to Central Satellite.
*All lights switch plates and electrical covers need to be cleaned.
*Report all needed repairs to office.
*Left behind items will be hauled off at a charge of $25.00 per item.
*If power or water has been turned off for none payment, the reconnect fee will
be deducted from the security deposit.
If any of these items are not done, the appropriate amount will be deducted from
your deposit. Please be aware of this when vacating your apartment.
If all keys are not returned then a $35.00 fee per lock set will be deducted
from deposit.
APARTMENT IS CONSIDERED VACANT WHEN KEYS ARE RETURNED UNLESS:
An apartment has been vacated without prior written notice and/or utilities
turned off ---then this will be considered abandonment and volunteer surrender
of the apartment.

SAFETY MEASURES at BAREFOOT PROPERTIES
BACKGROUND:
The Clemson/Central area is located in the northwestern section of South
Carolina in the foothills of the Appalachian Mountains. The area has excellent
hiking trails, several large fresh water lakes, and all the amenities offered by
one of the best state-supported universities in the nation. With a student body
in excess of 17,500 students, Clemson University is the heart and soul of our
community. Southern Wesleyan University is located just off Hwy 93 in Central.
Tri-County Technical College is located about 5-miles east of Clemson University
on Hwy 76. The Clemson/Central area is blessed with three excellent schools of
higher education that attract very talented faculties and students to our area.
Consequently, the area is a wonderful place to call home! Unfortunately, bad
things can happen in any community. Therefore, we at Barefoot Properties are
vigilant in our efforts to provide a safe environment for our tenants.
SAFETY MEASURES AS FOLLOWS:
1. Barefoot Properties contracts Duke Energy Co. to provide excellent outside
street lighting at all of its properties. Please notify the office if the street
lights in your area stop working; we will contact Duke Energy Co. to have them
repaired.
2. Individual porch lights are maintained in good working condition. Replacement
of light bulbs is tenants’ responsibility.
3. To maintain good visibility, Barefoot Properties contracts Reynolds’ Lawn
Care Service to prune trees and shrubbery. Please call the office if you have
trees or shrubbery that you feel, for safety reasons, need pruning.
4. Peep holes are in front doors to identify visitors before opening doors.
Barefoot Properties’ goal is to have peep holes installed in all doors when the
fall semester begins in August.
5. Photo identification badges are provided for all Barefoot Properties
employees. At no time should you allow anyone to enter your apartment that you
do not know or cannot identify as one of our employees or contractors. If an
unidentified person does enter your apartment, immediately exit your apartment
and call our office or 911. Barefoot Properties’ employees will enter your
apartment only when (1) you request maintenance, (2) you are given 24-hour prior
notice or (3) an emergency in your apartment or an adjacent apartment requires
immediate entry.
6. Showing Apartments: Barefoot Properties does not allow “unescorted people” to
view our properties. Occupied properties will be given a 24-hour notice of our
intent to show your home. The 24-hour notice will provide time to prepare your
home for visitors and to either crate your pet or arrange for it to visit
outside the home. At no time will lists of vacant or soon to be vacated
apartments be given to the public.
7. Barefoot Properties, without prior written authorization, will not discuss
your lease agreement
with anyone whose name is not on the lease. Anyone that has been authorized to
receive information contained in your lease or to pickup your keys must present
photo identification. NOTE: Barefoot Properties reserves the right to (1)
provide your personal information to law enforcement personnel or (2) to enter
your apartment to assist a law enforcement investigation.
8. Barefoot Properties changes entry locks for new tenants. NOTE: Requests for
new locks made because of roommate conflicts will be charged a service fee.
9. On-site courtesy officers: We seek and retain on-site officers as
opportunities arise.
10. Police Protection: At our request, the Central Police Department patrols
Appletree and Heatherwood Place apartments on a frequent schedule.

11. Credit reports and background checks are paid by the $30.00 application fee.
We contract with an outside source so, the fee may change without prior notice.
12. Barefoot Properties has installed a smoke detector in every bedroom and
every living room of our properties. We have also installed a fire extinguisher
in every kitchen.
13. Barefoot Properties enters each apartment every 90 days to inspect smoke
detectors, fire extinguishers and to replace heat/air-conditioner filters. Prior
to entering, we place a written notice on the front door of each tenant’s
apartment giving them a 24-hour notice of our intent to enter their apartment.
14. Investment property owner’s fire and liability insurance does not cover
tenants’ personal possessions. However, most students’ personal items and their
computers are covered at college by their families’ homeowners insurance.
Barefoot Properties recommends that you check with your insurance company and
verify your coverage. Barefoot Properties recommends that all tenants have
renters insurance to protect their property for fire, theft, water damage, etc.
15. Barefoot Properties retains the right to check furnished apartments to
safeguard our furniture from misuse and extend the life of our furniture
investment.

Pet Policy
Pets allowed with a non-refundable deposit of $300 per pet. Exceptions:
non-neutered male cats are $1000 deposit per cat: papers must be provided to be
exempt from $1000 deposit. NO MALE CAT MAY RESIDE ON PREMISES WITHOUT $1000
DEPOSIT OR PAPERWORK PROOF PRIOR TO MOVE-IN. NO REFUND IF PAPERWORK PROVIDED
AFTER MOVE-IN DATE.
Barefoot Properties recognizes responsible pet owners and will discount $100 per
pet fee for spade or neutered pets. (Documentation and/or physical proof must be
provided.)
BAREFOOT PROPERIES RETAINS THE RIGHT TO HAVE NON-PET APARTMENTS.
As of June 1, 2007 a furnished apartment is also considered to be a NON-PET
apartment.
If a pet is present in an apartment without a deposit then Barefoot Properties
retains the right to increase the non-refundable deposit to $400 per pet for
those who forget to notify Barefoot of a new pet. If a pet is found in a NON-PET
apartment this may result in eviction. No pet may reside on Barefoot Property
without current shot records. Unidentified pet apartments could be a danger for
our staff while conducting emergency maintenance checks. Also, every three
months a staff member will give a 24 hour notice to enter to check smoke
detector batteries, fire extinguishers, and change out filters for heating and
cooling systems. (Crates are a must have at this time.) If your pet is loose
when maintenance arrives then a $25 return visit will be accessed to your
apartment.
Vaccination proof must be provided prior to move-in of pet.
PETS NOT ALLOWED
- Absolutely NO VISITING PET(S)
- REPTILES
- FARM ANIMALS (pigs, goats, ant farms and mini horses)
- LITTERS: puppies or kittens
- PUPPIES 8 WEEKS TO 6 MONTHS
PETS ALLOWED
- Dogs up to 40 pounds
- Dogs over 40 pounds with pre-approval by Barefoot Properties
- Pre-approval can only be granted to well-trained or older/docile pets
(aggressive pets are not allowed)
- Appletree due to size and limited grassy area, only small dogs or cats
- LeMans and University only cats (NO grassy area)
- Cats, rabbits or domestic birds
- All pets residing at Barefoot Properties must have up-to-date vaccination
record. (copy filed at office)\Picture of pet with pet’s name, owner’s name,
apt. number, lease expiration, and active telephone number (filed at office.)
- Pet kennels are allowed but must be completely enclosed and moveable. (to
allow for grass cutting)
- A pet may be allowed to stay in an enclosed outside kennel only when owner is
at home.
- Only the A Frames or houses may have fences installed with the understanding
that the area inside the fence is maintained by the resident and not our lawn
crew.
- Barefoot Property does not allow outside pets other than the residential
houses which have enough acreage suitable for an outside pet.
- No tie-outs: dangerous for pet(s) and people unless tenant is present.
All pets are required to have a crate-- wire folding or pet carrier.
- For the safety of young pets.
- For the safety of the apartment.
- For the safety of the maintenance personnel.
A pet owner must call the office to file a work order and must also, acknowledge
where the pet will be either crated or out visiting. Special arrangements can be
made to have the owner with the pet while service is being accomplished if so
desired. At no time can the pet(s) be allowed to run loose in the apartment
while maintenance staff is in the apartment. Again, this is for safety of the
pet(s) and staff.
REASONING
- Pet(s) will not have to be crated any longer than necessary.
- Pet(s) owner may be present but the dog(s) must be leashed.
- Cats or rabbits may be closed off in a room.
- If a pet is allowed to be loose in the apartment we can not be responsible for
a pet which has slipped out the door while maintenance personnel are working. If
we are aware of a pet leaving the apartment we will try to notify pet owner(s)
to retrieve their pet.
PET RULES & REGULATIONS
- Pets may be walked on leash or allowed to exercise without leash while owner
is present and close to dog, rabbit or cat. If at anytime a neighbor comes into
the yard the leash must be reattached to the pet.
- Pets must wear identification/vaccination tags when outside.
- At no time will Barefoot Properties allow pets to be neglected. If owner is
leaving for more than 8hours the pet must be kenneled or visiting. Barking dogs
disturb neighbors and will be considered a noise violation which can result in
eviction.
- All pet parents must maintain flea/tick control with products such as:
Revolution, Frontline and Advantage. If any apartment becomes flea/tick infested
the tenant will be charged for professional extermination.
REMINDER
- Make sure the pet(s) has a new tag with new address and current telephone
number.
- City and County have leash laws which are enforced. It is the owner’s
responsibility to pick up a copy at the local City Hall.
Be aware any pet damage will be deducted from the security
deposit. If the damage is more than the deposit the tenant(s) will be
responsible for balance due within 15 days of invoice. Be aware carpeting and
cabinetry can be very expensive.
If your name is on the lease agreement it does not matter if the pet is not
yours. All signatures on lease are responsible for the apartment.
- Untrained, young pets incur most of the animal damage.
- Carpet, tile and cabinets can be very costly to replace.
- Responsible pet owners do not have these problems.
TIP: (remember a water gun can sometimes save your
belongings and the pet(s) home).
